EfTEN United Property Fund

EfTEN United Property Fund is a contractual, public closed-end alternative investment fund established in April 2021, with its headquarters in Tallinn, Estonia. The fund's core mission is to provide unitholders with an accessible opportunity to invest in the real estate market and real estate-related infrastructure and technology companies across the Baltic States (Estonia, Latvia, and Lithuania). It aims to democratize real estate investment, allowing individuals to participate in large-scale property ventures, such as hotels, shopping centers, or rental apartments, which are typically out of reach for most private investors, with a minimum investment starting from 10 euros.

The fund's investment strategy encompasses all sub-segments of real estate, including cash-flow generating commercial properties, real estate development projects, and residential rental properties. It invests both directly in real estate assets and indirectly through other funds managed by its parent company, EfTEN Capital AS. The fund is designed to offer investors a steady and stable income stream, with a commitment to distributing regular dividends on a quarterly basis.

EfTEN United Property Fund is managed by EfTEN Capital AS, an independent Baltic commercial real estate fund manager. The fund's units are publicly traded on the Nasdaq Baltic stock exchange under the ticker EFCUPFFT. Recent activities include a significant investment in the UNA retail park in Vilnius and substantial profit distributions to investors from various projects, such as the Uus-Järveküla residential area development. The fund reported a net profit of 461 thousand euros in the first quarter of 2026.
