THORNBURG, VA β March 25, 2026 β Construction is set to begin this May on a massive new industrial facility in Spotsylvania County, a project poised to inject over $200 million into the local economy and solidify the region's role as a critical hub in the East Coast supply chain. Flint Development, a national commercial real estate firm, has received final approval to break ground on Patriot 95, a 555,675-square-foot state-of-the-art building located at 6241 Patriot Highway.
The development marks a significant milestone for Thornburg, transforming a parcel of underutilized land into what developers and county officials hope will be a powerful economic engine. Strategically positioned along the bustling I-95 corridor and adjacent to the Kalahari Water Resort, the facility is designed to attract major logistics, distribution, and manufacturing tenants, capitalizing on its proximity to both Washington D.C. and Richmond.
A Multi-Million Dollar Economic Catalyst
The Patriot 95 project represents a projected total economic investment of $213.5 million, a figure that promises substantial and lasting benefits for Spotsylvania County. According to a financial impact analysis, the development is expected to generate an estimated $2.3 million in new, positive tax revenue for the county annually. This influx of funds is critical for supporting essential public services, schools, and infrastructure improvements for the growing community.
Beyond the tax base, the project is a significant source of job creation. At full build-out, the facility is projected to support 734 direct, full-time jobs. This is in addition to an estimated 73 indirect jobs and the 538 temporary roles, primarily in construction, created during the building phase. Upon completion, the total economic impact is estimated to be approximately $110.8 million annually.

The Northern Virginia industrial market, for instance, has recorded eight consecutive quarters of occupancy gains, with vacancy rates dropping to a tight 3.7%.
With a 40-foot clear height and modern design, Patriot 95 is tailored to meet the needs of today's most demanding tenants. Its location provides access to 55% of the nation's consumers within a two-day truck delivery window, a key metric for logistics operators. This is further enhanced by its relative proximity to the Port of Virginia in Norfolk, which continues to handle record cargo volumes and serves as a major gateway for international trade.
The scarcity of suitable, large-scale industrial land in Northern Virginia, partly due to competition from the booming data center industry, has developers and tenants looking to adjacent markets like Spotsylvania. For evidence of the potential impact of Patriot 95, observers need only look a few miles down the road to Caroline County. There, Flint Development recently completed Caroline 95, a 1.2 million-square-foot distribution center that was sold in 2023 and is now a critical logistics hub for grocery retailer Trader Joeβs.
That project, operated by World Class Distribution Inc., involved a $275 million investment and successfully created 745 new jobs, a figure remarkably similar to the projections for Patriot 95. The success of Caroline 95, which has already delivered tens of millions of dollars in economic impact, serves as a powerful precedent and a testament to the developer's ability to deliver on its promises. This track record was a key factor in securing support and approval for the new Spotsylvania facility.
Growth, Competition, and Community
The arrival of such a large-scale development inevitably brings questions about local impact. Increased truck and employee traffic is a primary concern for residents in any growing area. However, a recent Traffic Impact Analysis (TIA) for the project concluded that with planned improvements, the development was not projected to adversely affect local intersections or degrade service levels on public roads, estimating about 4,000 total vehicle trips on an average weekday.
The project also highlights Thornburg's emergence as an industrial hotspot. Flint Development is not the only firm to see the area's potential. Valor Development is planning the Thornburg Industrial Park on a nearby 174-acre site, with plans for 2.1 million square feet of industrial space. This growing cluster of development signals a significant shift for the area, promising economic opportunity while also placing new demands on local infrastructure and planning to ensure that growth is managed sustainably, especially with its proximity to tourism assets like the Kalahari resort.
