Arkade's Bold Bet: Filmistan Reimagined Amidst Robust FY26 Growth

MUMBAI, India – May 29, 2026 – Arkade Developers Limited has announced a year of strong operational performance for fiscal year 2026, marked by significant growth in sales and revenue. However, the financial figures were overshadowed by a landmark strategic move: the acquisition of the iconic Filmistan studio in Goregaon West, signaling a bold pivot into Mumbai’s ultra-luxury real estate market.

The developer reported a 17% year-on-year increase in pre-sales, reaching ₹901 crore, underscoring sustained demand for residential properties in the Mumbai Metropolitan Region (MMR). This dual narrative of robust present-day performance and an ambitious, future-defining acquisition sets the stage for the company's next phase of growth.

Strong Fundamentals Underpin Ambitious Growth

Arkade Developers showcased a healthy financial report card for FY26, reflecting strong execution and continued buyer interest. Total revenue for the fiscal year climbed 19% to ₹828 crore, with the final quarter (Q4FY26) showing particularly strong momentum with a 48% year-on-year revenue surge to ₹199 crore.

This robust top-line growth was supported by healthy collections of ₹728 crore. The company has maintained a disciplined financial approach, ending the year with a net debt of just ₹73 crore and a lean net debt-to-equity ratio of 0.08. This strong balance sheet provides a solid foundation for its aggressive expansion plans.

Further reinforcing its long-term growth visibility, Arkade has expanded its project pipeline to an estimated Gross Development Value (GDV) of ₹12,800 crore, spread across approximately 4.25 million square feet of saleable area. This includes recently secured rights for a cluster redevelopment of nine societies in Kandivali East, a project with a projected GDV of ₹1,100 crore over three acres.

A New Chapter for an Iconic Landmark

The centerpiece of Arkade's strategic vision is the acquisition of Filmistan Private Limited, granting it control over the historic 4-acre Filmistan studio property on SV Road in Goregaon West. Established in the 1940s, the studio is a piece of Mumbai's cultural heritage, making its redevelopment a high-profile endeavor.

Arkade plans to transform the site into an ultra-luxury residential enclave, featuring two 50-storey towers with spacious 3, 4, and 5 BHK residences and exclusive penthouses. The project, with an estimated GDV of approximately ₹3,500 crore, is tentatively scheduled for launch in the 2026 calendar year.

The choice of Goregaon West is highly strategic. The micro-market has evolved into a premium residential hub, boasting excellent connectivity through Metro Line 2A—which connects to the Bandra Kurla Complex (BKC) in about 20 minutes—the Western Express Highway, and the upcoming Goregaon-Mulund Link Road. The area also features top-tier social infrastructure, including Oberoi International School and InOrbit Mall, and benefits from significant green cover due to its proximity to Aarey Colony. This combination has driven property appreciation in the luxury segment by 12-18% annually, with premium projects commanding prices between ₹30,000 and ₹45,000 per square foot.

Balancing Growth and One-Time Adjustments

While the operational numbers painted a rosy picture, the company's bottom line was impacted by the complexities of the Filmistan deal. Arkade reported a consolidated net profit of ₹5.29 crore for FY26, a steep 96.63% decline from the previous year's ₹156.93 crore.

This drop was attributed to a one-time, non-operational exceptional accounting impact of approximately ₹182 crore. The company clarified that this charge resulted from an impairment loss recognized during the restructuring process to consolidate ownership of the Filmistan property directly under Arkade Developers. Officials stressed that the adjustment does not reflect the underlying strength of the business.

In the official announcement, Mr. Amit Jain, Chairman and Managing Director of Arkade Developers, addressed the financial impact directly. "The Filmistan acquisition marks a defining strategic milestone for Arkade Developers and reinforces our long-term vision of creating landmark developments across Mumbai's most sought-after locations," he stated. "While the restructuring associated with the transaction resulted in a one-time accounting impact during FY26, our underlying business fundamentals remain extremely strong, as reflected in our robust pre-sales growth, revenue performance, healthy collections, and disciplined balance sheet management."

The company projects that the Filmistan development will contribute between ₹1,000 crore and ₹1,200 crore to its bottom line over the next three to five years, contingent on receiving final approvals.

Navigating Mumbai's Competitive Luxury Market

Arkade's foray into ultra-luxury places it in a highly competitive arena dominated by established players like Lodha Group, Godrej Properties, and Oberoi Realty, which has a particularly strong presence in Goregaon with its sprawling Oberoi Garden City township. The Filmistan acquisition is a clear statement of intent to compete at the highest level of the market.

This move is part of a broader trend in Mumbai, where developers are increasingly looking to redevelop iconic, well-located properties to meet the demand for modern luxury living. Such projects come with challenges, including navigating complex regulatory approvals from bodies like the BMC and Maharashtra RERA, but offer immense rewards in a city where large, clear land parcels are scarce.

With a strong project pipeline, a landmark acquisition set to redefine its brand, and a balance sheet capable of supporting its ambitions, Arkade Developers is positioning itself not just as a participant but as a shaper of Mumbai's evolving luxury skyline.
