- 500,000 real estate agents and brokers now have access to expedited floor plan delivery.
- 12-hour turnaround time for floor plans, down from 24 hours, at no additional cost.
- 30 eligible MLSs initially participating in the CubiCasa and Restb.ai partnership.
Experts would likely conclude that this strategic partnership is designed to streamline real estate listing processes, drive adoption across MLS networks, and create a competitive advantage through operational efficiency and vendor lock-in.
AI and Cross-Vendor Synergy Power the 12-Hour Real Estate Listing
DALLAS, TX – September 28, 2026 — In the hyper-competitive world of residential real estate, time to market is a critical metric. Historically, moving a property from a signed contract to an active, media-rich listing took several days, largely bottlenecked by the generation of floor plans and the manual tagging of property photographs. Today, two major players in property technology have announced a joint initiative that fundamentally compresses this timeline, promising to turn the "same-day listing" from a logistical anomaly into an industry standard.
Mobile scanning firm CubiCasa and computer vision provider Restb.ai have rolled out a complimentary rush-order priority processing benefit for approximately 500,000 real estate agents and brokers. Available initially across 30 eligible Multiple Listing Services (MLSs), the perk cuts standard floor plan delivery times from 24 hours to under 12 hours at no additional charge.
To unlock the benefit, an MLS must participate in the CubiCasa MLS Partnership Program and maintain an active subscription to Restb.ai’s AI tagging services within its primary listing input platform. While the announcement is framed as a strategic cross-vendor partnership, a deeper look reveals a sophisticated portfolio play designed to capture MLS infrastructure from the inside out.
The Strategy Behind the Synergy
On the surface, the collaboration addresses a straightforward workflow problem. By combining automated photo tagging with expedited floor plan generation, agents can theoretically capture a property in the morning and have a fully compliant, media-rich listing live on the market by dinnertime.
“MLSs are always looking for ways to deliver more value to their participants without adding more complexity to their workflow,” said Dominik Pogorzelski, President of MLS at Restb.ai, in the joint announcement. “This gives hundreds of thousands of agents and brokers a meaningful benefit simply because their MLS has chosen to work with both Restb.ai and CubiCasa.”
However, proptech insiders note that this alliance is not merely a handshake agreement between independent tech firms. Both companies operate under the umbrella of Clear Capital, a national real estate valuation and property data provider backed by private equity firm GTCR. Clear Capital acquired the mobile scanning startup in 2021 and quietly added the Barcelona-based computer vision leader to its portfolio in May 2026.
Because both entities roll up into the same consolidated financial statements, there is no cash subsidy changing hands to cover the expedited processing. Instead, the cost of the 12-hour turnaround is absorbed as an internal operating expense—a calculated investment to drive massive adoption across regional MLS networks.
Engineering the 12-Hour Turnaround
Delivering floor plans in under 12 hours at scale without charging premium rush fees requires a highly optimized operational pipeline. The process begins in the field, where an agent or photographer conducts a five-minute walkthrough of a property using an iOS or Android device. From there, proprietary spatial neural networks convert LiDAR point clouds and video frames into structural geometry, automatically detecting walls, doorways, and fixtures.
But AI alone does not finalize the asset. The process relies on human-in-the-loop computer-aided design (CAD) processing to verify room dimensions against ANSI Z765 standards. To achieve the sub-12-hour metric without burdening daytime domestic shifts, the parent company leverages timezone arbitrage.
When a U.S.-based agent uploads a scan at 5:00 PM EST, it enters an overnight drafting queue managed by operational hubs in Finland and other global locations. The finalized floor plan is returned before 5:00 AM EST the next day. This globalized workflow effectively turns the 12-hour SLA into an "extended same-day" window, providing enough buffer to balance load spikes during peak seasonal listing cycles, which typically see massive upload surges on Thursdays and Fridays.
“Speed matters when an agent is getting a listing ready for market,” noted Jeff Allen, President of CubiCasa. “By providing same-day delivery for more listings helps more agents get their listings to market faster. This is exactly the kind of additional value we can create by working more closely with Restb.ai.”
High Stakes in a Post-Settlement Market
The push for high-speed, high-quality listing media is accelerating against the backdrop of a shifting real estate economy. Following the implementation of the National Association of Realtors (NAR) practice changes in late 2024, listing agents have faced heightened scrutiny from sellers regarding commission rates. To justify their fees, agents are under immense pressure to deliver premium marketing collateral.
Consumer surveys consistently rank floor plans as the second most desired listing feature, trailing only behind high-resolution photography. Yet, acquiring them has traditionally been expensive and slow. Competing platforms like Matterport offer high-fidelity 3D digital twins, but generally require expensive, proprietary camera hardware and take up to 48 hours for full floor plan conversion. Similarly, Zillow Group’s Listing Showcase provides interactive floor plans and virtual staging, but operates as a premium, exclusive model outside native MLS software.
By embedding smartphone-only capture and automated AI tagging directly into native MLS listing inputs—such as CoreLogic’s Matrix or ICE’s Paragon—Clear Capital is positioning its subsidiaries as the frictionless, ubiquitous alternative to walled-garden ecosystems. Agents do not need to buy specialized hardware or adopt separate software platforms; the tools simply exist where they already work.
The MLS Procurement Trojan Horse
For MLS executives evaluating technology partnerships, the joint offering creates a compelling, albeit complex, value proposition. Offering bundled perks gives MLS boards an easy win to present to their dues-paying members. However, industry analysts point out that this model creates a subtle but powerful form of vendor lock-in.
If an MLS already pays for AI tagging, adding the mobile scanning suite becomes a no-brainer, effectively displacing rival floor plan providers. Conversely, if an MLS already offers the mobile scanning tool, the computer vision provider gains massive leverage during budget cycles. Adopting the AI tagging suddenly unlocks free 12-hour floor plan turnarounds for the entire agent network.
Disentangling these services later would prove politically difficult for MLS boards. Discontinuing one service would actively revoke the priority processing benefit from thousands of agents, creating immediate friction between brokers and the MLS.
Furthermore, while the basic 2D floor plans and 12-hour delivery are complimentary, they serve as a high-velocity funnel for paid upgrades. Faster delivery increases the likelihood that agents will purchase premium add-ons, such as digital Gross Living Area (GLA) reports, 3D walkthrough videos, and CAD files. By lowering the barrier to entry and accelerating the timeline, the parent company is betting that volume and upselling will more than offset the operational costs of its new industry standard.
