SUFFOLK, VA – January 21, 2026 – In a significant move set to bolster the East Coast supply chain, A. Duie Pyle, a 101-year-old logistics leader, has broken ground on a major integrated logistics campus in Suffolk, Virginia. The 43-acre development within the new Port 460 Logistics Center represents a strategic investment designed to directly support the rapidly expanding Port of Virginia and meet the escalating demands for more resilient and efficient freight solutions.
The family-owned company plans to construct a facility that combines a 200,000-square-foot warehouse, expandable to 420,000 square feet, with a 52-door Less-Than-Truckload (LTL) cross-dock. This integrated approach under one roof is engineered to streamline the flow of goods from port to final destination, offering customers a seamless blend of warehousing, transloading, and transportation services.
Powering the Port of Virginia's Growth
Pyle's expansion arrives at a pivotal moment for the Port of Virginia, which is in the midst of a $1.4 billion Gateway Investment Program to cement its status as "America's Most Modern Gateway." The port is on track to complete a dredging project by early 2026, creating the deepest and widest shipping channels on the East Coast, capable of handling two-way traffic of the world's largest container vessels.
This massive public investment is projected to increase the port's annual capacity by millions of TEUs (Twenty-foot Equivalent Units) by 2027. Pyle’s new facility is strategically positioned to capitalize on this surge in cargo volume. By integrating warehouse and LTL operations just miles from the port terminals, the company aims to reduce handling times, improve supply chain visibility, and provide immediate access to its extensive final-mile delivery network covering the Northeast, Mid-Atlantic, and Ohio.

The facility will offer a comprehensive suite of services, including drayage from the port, transloading, warehousing and distribution, and brokerage for truckload management, providing a one-stop solution for importers and exporters.

For A. Duie Pyle, this project is not an isolated expansion but the culmination of a deliberate growth strategy in the Commonwealth. The company significantly increased its Virginia footprint in March 2022 by opening three new service centers in Richmond, Roanoke, and Manassas. The Suffolk facility, its fourth in the state, represents a far larger and more integrated investment, reflecting a forward-thinking response to market shifts.
In an era defined by the e-commerce boom and post-pandemic supply chain disruptions, the LTL sector has become a critical component of the logistics industry. Pyle, which generated approximately $570 million in LTL revenue in 2023, is positioning itself to capture a larger share of this market. The impact of Pyle's investment extends deep into the local economy. The company anticipates creating up to 50 new jobs within the first year of the facility's completion in Q2 2027. These roles will include drivers, dockworkers, and warehouse staff, with average annual salaries for CDL drivers in the Suffolk area hovering around $75,000.
This job creation is a key component of a much larger economic transformation underway in Suffolk. The A. Duie Pyle campus is the first announced project for the Port 460 Logistics Center, a massive 5 million-square-foot master-planned development. Once fully built out, Port 460 is projected to support over 9,000 long-term jobs and generate more than $36 million in property taxes for the city over a decade.
Local and state officials have lauded the development as a major economic victory. “Rockefeller Group and Matan’s sale of the Building 5 site at Port 460 to A. Duie Pyle is a major win for Suffolk and a strong vote of confidence in our city’s growing logistics economy,” said Suffolk Mayor Mike Duman. “We’re proud to welcome A. The project's significance is further underscored by a $30.1 million state investment in improving the adjacent Route 460, a critical artery connecting the logistics park to the broader transportation network.
